Once you have submitted your completed documents along with any required verification, we will verify your rental history, credit history, and income. Our approval process usually takes  no more than 72 hours.

The Madison Franklin Apartments provides an online resident portal where residents are able to set up automatic payments using a bank account, credit card, or debit card. You can use this portal to to schedule a one-time payment or set up recurring payments. We also accept personal checks, money orders, and cashiers checks in the office. We do not accept cash payments for rent. 

Yes, insurance is mandatory at our community. You will need to have at least $100,000 dollars in liability coverage for your apartment. If you have not purchased a policy, you will be automatically enrolled in SPM's CLIP Resident Liability Insurance Program. If you have opted to obtain the required liability insurance through a third party, please upload proof of coverage (declarations page) at the link here. The policy is not personal liability insurance or renter's insurance. The policy does not cover any of your personal belongings, additional living expenses, or liability arising out of bodily injury or property damage to any third party. At The Madison Franklin, we use Comcast/Xfinity or AT&T for internet and cable. 

Yes, The Madison Franklin allows you to choose to end your lease early. Breaking your lease will result in the fee amount specified in your leasing agreement. Early notice is required when you are breaking your lease, or there is a one month of rent reletting charge for not giving proper notice. 

At The Madison Franklin, water/sewer and trash are billed monthly to your account through a company called Conservice. Residents set up their own electric accounts through Middle Tennessee Electric on or just before their move in date.

There are no utilities included the the rent amounts quoted.

While scheduling a tour is encouraged to ensure our availability, walk-ins are always welcome at The Madison Franklin Apartments in Franklin, Tennessee. 

We offer one and two-bedroom apartments for rent ranging in size from 678 square feet to 1,250 square feet at The Madison Franklin Apartments on Del Rio Pike. To view our availability, please visit the floor plans page. 

The Madison Franklin Apartments offers an on-site parking lot along with accessible parking and temporary guest parking. 

The Madison Franklin offers residents an exciting suite of community and in-home perks, like a sparkling pool and sundeck, fitness center, and clothing care center. Stainless steel appliances, granite countertops, and walk-in closets are included in every apartment. To explore all the features  available at our community, visit our amenities page.  

The pool at The Madison Franklin Apartments opens on Memorial Day weekend and stays open the remainder of the summer season, or as long as weather permits in to the fall season. The pool is open daily during the season from 9am to 8pm.

The Madison Franklin has vast open green spaces with several pet stations to assist in keeping these spaces clean while you enjoy them with your pet. 

Select homes at The Madison Franklin feature washer and dryer connections. Please contact us to confirm if your selected home includes connections. We also provide a clothing care center for residents of our apartments. 

Yes! The Madison Franklin is a pet-friendly apartment community and allows 2 pets per apartment home. For more info regarding our pet policy, please visit the amenities page, and contact our team for details and restrictions. 

Your home at The Madison Franklin will include a fridge, range/oven, built-in microwave, and dishwasher. Select homes also feature washer and dryer connections. 

Apartment homes at The Madison Franklin do not come furnished. 

Yes! If you're looking for a furnished apartment, our rental furnishings partner, CORT Furniture, can assist with your furniture needs as well as  items such as linens, cookwear, electronics, and decor. 

No, covered parking nor garages are offered at The Madison Franklin. We offer ample parking, including accessible parking, on-site for residents and guests.

We will thoroughly clean and inspect your apartment before you move in, address any maintenance issues, and provide a checklist for you to fill out and note any additional issues that are present upon your move-in. This checklist will be reviewed upon your move-out to ensure you are not charged for existing damages.

No, you do not have to be present for maintenance work to be done if you have given us permission to enter while you are not home.

Yes! The Madison Franklin is a full-service apartment community, and we  proudly provide on-site maintenance, along with 24-hour emergency maintenance.

If your apartment is in need of maintenance service you can reach out to our team in several ways. Simply submit a service request via your online resident portal or call, email, or drop by the office at your conveneince. The resident portal is the most efficient way to notify our team of non-emergency maintenance needs. 

We offer 24-hour emergency maintenance service at The Madison Franklin Apartments. Please note, if you are experiencing a life-threatening emergency, please call 911 immediately. If you are experiencing a maintenance emergency, do not place a request via the resident portal. Call 1-615-794-2364 and you will be given the option to choose emergency maintenance from our menu. This will quickly route your call to the appropriate party. 

If you are locked out during regular business hours, we will happily let you into your apartment free of charge. However, The Madison Franklin does not offer after-hours lock-out service. If you find yourself locked out after business hours, you will need to contact a locksmith.

Our apartments are just steps away from Kroger at 595 Hillsboro Road. Also near our community, you'll find Publix Super Market at Harpeth Village, Sprouts Farmers Market, Aldi, Whole Foods,  Publix Super Market at Franklin Place, and Publix Super Market at McKays Mill Village Center.

A good brew and a sweet treat can be found close to our apartments. Residents have great access to Starbucks, Tiny Little Donuts, The Coffee House at Second and Bridge, The Frothy Monkey, McGavock's Coffee Bar & Provisions, and Biscuit Love. For a meal, stop by Nicky's Coal Fired, Sakura, Taqueria Jalisco, or Sal's Family Pizza. 

Nashville International Airport is 25.3 miles away from our one and two-bedroom apartments on Del Rio Pike via I-65.

Our apartments are only 21.9 miles outside of Nashville, Tennessee, one of our state's top destinations!

Only 2 miles from The Madison Franklin, you'll find The Park at Harlinsdale Farm. A little further, and you can explore the Franklin Farmers Market, Carter House, Lotz House Museum, or Carnton. 

Close to our pet-friendly apartments, you'll find several dog parks and dog-friendly walking paths. Venture out with your four-legged friend to Maggie's Bark Park at The Park at Harlinsdale Farm, K-9 Korral Dog Park, Judge Fulton Greer Park, Bicentennial Park, Jim Warren Park, and many others scattered throughout Franklin.
